Located in Ümraniye, Yapı ve Yapı Ticaret Merkezi Box Office consists of a total of 80,000 m², including office floors and parking. The project includes 10 basement floors, 1 ground floor, 1 mezzanine floor, 15 normal floors and 1 terrace floor. A 1695 m² floor garden is planned on the terrace of Block A (Short Block) of the project. The project makes a difference with its 'environmentally friendly' features in line with the LEED Gold Certificate, built in an area where transportation is easily accessible from all main arteries in Ümraniye.

LEED Certificate and Its Importance

LEED Certification is a system that rates green buildings, developed by the U.S. Green Building Council (USGBC). Buildings with LEED certification provide 20% to 30% efficiency in energy efficiency, 20%-40% efficiency in water efficiency and 40-50% efficiency in solid waste reduction compared to standard buildings.


The LEED certification system is a long process that starts from the design process and continues until the completion of the building. Yapı ve Yapı Ticaret Merkezi Ümraniye 1 Box Office Project follows the LEED v4 Core & Shell certification system from the design stage. Some green building strategies implemented in the project can be listed as follows; development of transportation facilities (bicycle parking, electric vehicle charging station), sustainable land (increasing green areas and reducing the urban heat island effect), over 50% water saving in indoor spaces (using a gray water treatment system and efficient water fixtures that comply with EPAct standards), providing optimum solutions in building energy efficiency, improved indoor air quality in accordance with the ASHRAE 62.1 standard, effective waste management by sorting construction waste on-site and sending it for recycling, selection of environmentally friendly and low-emission materials.


The aim is to create a healthy, environmentally friendly and modern workspace for the Box Office project, which is in the candidacy process for the LEED v4 Gold Certificate.
